ANNUAL GENERAL MEETINGS (AGM)
The Annual General Meetings took place on 27th March 2025 at Holy Family School, Vale Lane.
About 50 residents attended, including HHGERA officers, as well as invited guests – all three Hanger Hill ward councillors and PC Stack from our Police Safer Neighbourhood Team. The main decisions
taken have been added to the agenda below and minutes will be posted in due course.
The final agenda and nominations were delivered to all houses and flats on the Estate before the meeting.

- Presentation of 2024 accounts and budgets for 2025-2026 Approved
- Reports on activities of the Residents Association in 2024 Noted
- Upcoming events and activities in 2025
- Estate centenary plans - Rose Garden update and concept design Agreed to proceed as proposed
- Liaison with Flats management company and update on pond
- Filming on the Estate - report and future plans Agreed to proceed as proposed
- Election of officers All nominations approved unanimously
- Subscription rate for 2026 Agreed no subscription fee for Flats residents in 2026
- Any other business (matters affecting both flats and houses)
4. Houses Management Board:
- Constitution amendment: when service charge is agreed Approved
- Presentation of 2024 accounts and budgets for 2025-2026 Approved
- Reports on activities of the Houses Management Board in 2024 Noted
- Gardens report and proposed gardening and other works in 2025 Noted
- Service road lighting Agreed to proceed as proposed
- Election of officers All nominations approved unanimously
- Service Charge for 2026 Agreed to hold Houses service charge at £70 in 2026
- Any other business (matters affecting houses only)
* Important note: The flats on the Estate have their own different management company and service charge.
The houses' service charge is £70 this year. Please pay promptly or email gavin@hhgera.com if you have not received an invoice, or have queries about payment.
